In São Paulo, small apartments ask much more per m². Two-beds don’t.

We tracked 1,975 apartments for sale in the city. For units up to 40 m², the median asking price per m² was 55% higher than in the 41–60 m² band, the cheapest stretch of the curve.

On 70–90 m² two-beds, a second parking spot comes with R$ 350k more.

Among 70–90 m² two-beds for sale in the city, one spot asked R$ 850k at the median; two spots, R$ 1.2 million. The size was almost the same. The listing tier was not.

R$ 2,500 a month still rents an apartment in São Paulo. Usually, 36 m².

We tracked 5,767 rental apartments in the city. More than a third fit R$ 2,500. At the median, 36 m² and one bedroom. In Itaim, almost none.

We tracked 774 houses and 2,898 apartments for sale in the city. The house asked about half as much per m². The total check didn’t: the median house still asked 22% more.

What R$ 550k buys in a São Paulo apartment right now

In the R$ 350–550k band, the median listing was 42 m², and 56% had one bedroom. At R$ 550–800k, size rises to 62 m² and Pinheiros starts to show up.

Neighborhoods

Moema and Pinheiros ask almost the same per m². The apartments aren’t the same.

Across 14 districts with enough listings, the median asking price per m² ranged from R$ 18,027 in Moema to R$ 8,403 in Vila Andrade. Pinheiros is near the top per m², but mid-table on total price.
