On 70–90 m² two-beds, a second parking spot comes with R$ 350k more.

    3 min read

Among 70–90 m² two-beds for sale in the city, one spot asked R$ 850k at the median; two spots, R$ 1.2 million. The size was almost the same. The listing tier was not.

On a visit, a second parking spot feels like a detail. One more checkbox, a “nice to have”. On the listing, it almost always arrives with a different price tier.

The question is whether that’s only expensive neighborhoods — Itaim, Moema, the Jardins — or whether the math repeats when the apartment is the same size.

On 15 October 2026 we split two-bed apartments for sale in the city, between 70 and 90 m². With one spot, 137 listings asked a median of R$ 850k: R$ 10,897/m², at 76 m². With two spots, 53 asked R$ 1.2 million: R$ 15,065/m², at 79 m².

That’s R$ 350k more on the asking price — 41% — for three extra square meters. The meter rises 38%. The extra spot isn’t hiding inside a much larger apartment.

In other words, if you filter only by bedrooms and size, you mix two listings that aren’t in the same market.

    Not only Itaim and Moema

It’s fair to suspect two spots mean Itaim, Moema, the Jardins. Some do.

Outside that core — Itaim Bibi, Moema, Jardim Paulista, Pinheiros, Vila Mariana, Perdizes and Campo Belo — the gap remains. One spot: 68 listings, median R$ 657.5k, 75 m², R$ 8,808/m². Two spots: 28 listings, R$ 941.5k, 77 m², R$ 12,673/m². That’s another R$ 284k, 43%, with almost the same size.

The second spot doesn’t show up alone. It shows up with a different asking price, even outside the expensive core.

Inside the core, the direction holds

There, the meter is also higher with two spots. The percentage gap is smaller, and the sample is short: 25 listings against 69.

The median goes from R$ 1,190,000 to R$ 1,650,000. The price per m², from R$ 15,278 to R$ 19,080 — about 25% more per meter, at 77 m² on one side and 82 m² on the other.

None of this prices the spot on its own. Building, floor, age and the condo travel with the same listing. What the numbers can say is plainer: in the same size band, the two-spot listing isn’t in the same tier as the one-spot listing.

Outside the core, the two-spot sample is 28. Enough to see the direction, not to use as a price list.

If you’re looking for a 70–90 m² two-bed, the price cap matters as much as the parking spot. An alert with bedrooms, size and a cap keeps the size in check. The second spot still has to be read listing by listing.

    How we read the data

    • Snapshot on 15 October 2026. Two-bed apartments for sale in the city, 70–90 m², asking price R$ 80k–R$ 15m. The wider size filter is 18–350 m². These listings were still active on that date.
    • One spot: 137 listings, median R$ 850k, 76 m², R$ 10,897/m². Two spots: 53 listings, R$ 1.2 million, 79 m², R$ 15,065/m².
    • Outside the core (Itaim Bibi, Moema, Jardim Paulista, Pinheiros, Vila Mariana, Perdizes and Campo Belo): 68 one-spot listings and 28 two-spot listings. The two-spot sample is short.
    • Of 228 two-bed listings in this size band, 27 did not report parking and 11 reported zero. None had three or more. Those were left out of the comparison.
    • We dropped the generic city pin. These are asking prices. The gap travels with the second spot; we did not split how much of it is the spot and how much is the building.
